What has changed (and why it affects you)

Over recent months the requirements for renting out a holiday home have been tightened. Here are the essentials.

A registration number is now mandatory to advertise

Since July 2025 you need a registration number from the Ventanilla Única Digital de Arrendamientos to list your property on Airbnb, Booking, Vrbo and other portals. Without that number, the platforms won't publish your listing or will take it down.

Tourism registration + planning compatibility certificate

Decreto 9/2024 of the Generalitat Valenciana requires you to register the property in the Registro de Turismo and provide the council's planning compatibility report, confirming that your property may be used for holiday lets. The registration expires and has to be renewed.

Your residents' association can restrict it

The reform of the Ley de Propiedad Horizontal allows the residents' association to require a three-fifths majority to approve new holiday lets, and even to restrict or ban the activity altogether. It's wise to have your situation clear before investing in getting the property ready.

Every town sets its own rules

Councils across the Costa Blanca are designating saturated zones, quotas and minimum technical requirements (accessibility, ventilation, equipment). What was fine two years ago may not pass today.

Frequently asked questions about the rules

Do I need the registration number even if I already have a holiday-let licence?

Yes. They're different things: the licence and the regional registration authorise the activity, while the Ventanilla Única Digital number is the one the platforms have required to publish your listing since July 2025. We handle both for you.

How long does it take to get everything in order?

It depends on your town and your starting point, but it's usually a matter of weeks. The sooner you start, the sooner you can let; that's why it's best not to leave it to the last minute.

What if my residents' association doesn't want holiday lets?

It's one of the first things we check. Depending on how the association is set up and what it has approved, we tell you whether it's viable and what alternatives you have, such as seasonal lets, which don't require a holiday-let licence.

How much does the paperwork cost me?
